What is an EICR and Why It Matters

What is an EICR and Why It Matters

An Electrical Installation Condition Report (EICR) is a detailed inspection of your wiring, circuits and electrical accessories. Over time, installations deteriorate and defects can develop. The report identifies any damage, wear or non‑compliance with current safety standards. Most domestic properties should be tested at least every five years. Our qualified electricians will thoroughly examine your system and provide a comprehensive report to ensure your safety.

Think of an EICR like an MOT for your home’s electrics. We test circuits under load, measure insulation resistance and perform earth loop impedance checks. We also open up your consumer unit to verify that circuit breakers and protective devices are operating correctly and that earth bonding is intact. Our testing equipment detects invisible faults long before they can cause a fire or electric shock.

Why You Need an EICR

Why You Need an EICR

  • Compliance for landlords – legislation now requires a satisfactory EICR before a property can be rented out. Failing to provide a certificate risks heavy fines and invalidates insurance.
  • Preventing tragedies – disasters such as the Grenfell fire show the devastating consequences of poor electrical maintenance. Regular inspections save lives.
  • Peace of mind – know that your home or workplace is safe and that circuits, sockets and consumer units meet the latest standards.

Regular inspections also protect your investment by catching wear and tear before it turns into expensive repairs. An EICR can reveal underlying issues that aren’t visible to the untrained eye, such as damaged insulation, overloaded circuits or outdated protective devices. Whether you are buying a new property, renting out a flat or planning home improvements, an up‑to‑date report keeps you safe and compliant.

Beware of Cheap, Inadequate Reports

Beware of Cheap, Inadequate Reports

A proper EICR isn’t a “drive‑by” inspection. Each circuit should be tested individually, and between 10 % and 100 % of sockets, switches and distribution boards dismantled for inspection. Rushed reports miss critical faults, contain fake or incomplete test results and can lead to dangerous installations being labelled safe. We never sign off a report unless we truly believe the installation is satisfactory.

When you pay next‑to‑nothing for an EICR, you usually get what you pay for: no testing, unchecked circuits and a meaningless certificate. In contrast, our inspections take time – typically half an hour per circuit – because we follow guidance from BS 7671 and GN3. We produce thorough documentation and will happily explain our findings.

Our Inspection Process

Initial enquiry – discuss your property and arrange a convenient inspection.

On‑site testing – our qualified electrician inspects the consumer unit, wiring and accessories. Expect around 30 minutes per circuit for testing and recording results.

Detailed report – receive a written report highlighting any observations. If minor repairs are needed (e.g. loose connections, worn switches, outdated consumer unit), we’ll provide a clear quote.

Certification & remedial works – once any required remedial work is completed, we issue your EICR certificate. We only recommend essential improvements.

Pricing & Frequency

EICRs for a typical property start from £250 + VAT. Larger homes with more circuits will require more time and cost. We recommend carrying out an EICR before major upgrades (such as a consumer unit replacement) to avoid unforeseen issues. Landlords must renew their reports at the required intervals to stay compliant.

If your current consumer unit is outdated, we can combine the EICR with a new installation for better value. We tailor our quotes to your property and will explain every cost up front. With our satisfaction guarantee you know you’re in safe hands.
